If you meet the qualifications below, a tour of the house can be scheduled on Saturday. Please do not fill out online application. We will be giving out applications to fill out when you come and tour the house. Thank you. Qualification Standards: 1) Applicants must have current photo ID & a valid social security number. 2) Applicant's monthly household gross (pre-tax) income must exceed 2.5x rent ($3000x2.5= $7500). All income must be from a verifiable source. Unverifiable income will not be considered. 3) Applicants must receive positive references from all previous landlords for the previous 5 years. 4) Applicants may not have any evictions or unpaid judgement from previous landlords. 5) Applicants must exhibit a responsible financial life; credit score of each adult applicant must be a minimum of 650. 6) A comprehensive + assets/income background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. A $45 cash application fee per adult will be collected with applications to cover background check expense from tenantbackgroundsearch.com 7) Applicants must be non-smokers. 8) Occupancy is limited to 2 people per bedroom (6 people total). 9) Parking is limited to 3 vehicles max (2 in the garage, +1 in first come first serve guest spot with resident permit). 1 long term resident permit for overnight guest spots is a hard limit imposed by the HOA; additional short term overnight permitted guest parking for non-residents is also available with limitations. Parking permits are enforced midnight-6am. 10) Pets are not allowed.
