    2 Beds 1 Bath - House 128 Church St, South Fulton, TN 38257-1910, United States NO RENT TO OWN It’s an 840 square foot cottage style home across from a small vineyard and restaurant in a diverse neighborhood with wonderful neighbors, it is a 2 bedroom, 1 bath on a fenced in corner lot (we are actively completing the fence as we speak) in South Fulton, West Tennessee, Obion County, a population of approximately 2,000 on the Tennessee/Kentucky state line. NO FOOD TAX in Kentucky. The roof was replaced in 2020 as well as Window World Windows; which have a conveyance of ownership a lifetime warranty , 8x33 front porch recently stripped and restained built in 2020 with 2 ceiling fans installed in 2022, 12x33 concrete back patio poured in 2024;which has potential to expand the house out. It comes with a 20x20 360 square foot shop, that has a roof that was replaced in 2020. The back bedroom has new flooring, the bathroom has new Sheetrock and plumbing. The house and shop are made of cinder block. It is very solid. The ceilings are 9-1/2 foot which gives a very airy feeling. The electric box was updated in 2022, new water heater in 2022-50 gallon, the waterlines to the road have been replaced with pex b pipe, new front door with keypad entry. There is plenty of parking, 5 vehicles easily. There is also attic space. The house does still need some work but we have been living in it and working on it. It will need flooring in the living room and kitchen plus cabinets and a central heat and air unit. We have window units now, and wall units now for the heat they were replaced on 2023, and the house stays very cool, and very warm. Our utilities are affordable. It was built in 1911, the taxes are cheap $160 a year roughly. There has been a survey done on the property. The house is within walking distance of a coffee shop, several places to eat, a small park, and walking trail, and JoAnn’s dress shop. There’s a few nice places to have dinner and a drink for adults such as Lenny’s, Southern State, The Meadows. Walmart is approximately 5 miles away and does pickup and delivery. The school is South Fulton, if you have young kids. The teachers are wonderful. This is a great location for its affordability. The Union City high school was rated #6 in the state for ACT performance. Obion County schools rank continuously above average on reading and math proficiency. 10 minutes from Martin, TN where the University of Tennessee is. There are places to eat, library, coffee shops, boutiques, and fun activities. New park equipment is being put in and business is moving into Martin. Has a hospital, and many medical facilities, including dialysis. 10 minutes from Union City, which has Discovery Park of America, which also has live music during the summer and affordable yearly memberships for family, also a free splash pad to take the kiddos. Has a hospital. 45 minute drive to Paducah, Kentucky with lots of food options and shopping and fun things to do. Great hospitals and doctors. Many have asked about medical facilities, we have good medical for such a rural area. We also have air vac, which is $89 for a family yearly membership, and airlifts to hospitals in an event of emergency, this is what most people use in the area. 40 minutes from Reelfoot lake which has great fishing and food. 2-1/2 hours to Nashville, 2-1/2 to Memphis, 3 hours to St. Louis. Under an hour to Illinois, and Missouri. We love our home but we have outgrown it. Feel free to dm me any questions. We will be taking pictures sometime in the near future, and posting them.
