New Applicant/delegate: will need to fill out a completely new leasing packet, provide proof of identity, provide proof of income, and pay $35 (per applicant) application fee. Once we have these items, the applicant will be screened, and if the applicant is approved, then he/she will sign the lease. Both delegate and current resident will sign the delegation form. This form allows the current resident to agree to release all rights and responsibilities of the apartment to the delegate. However, this form is not binding to the applicant/delegate; the applicant is only legally bound to the apartment once he/she has been screened, approved, and signed the lease. Results of screening approved: If the delegate is approved upon screening, he/she will sign the lease, thereby completing the delegation; the current resident will be removed from the account conditional: the new applicant will need to provide a guarantor. If he/she is unable to provide this, we will not approve him/her and the current resident will need to find another delegate. Denied: If the delegate does not pass our screening criteria, he/she will not be able to take over the lease and the current resident will need to provide another delegate. Delegation Stipulations: Since the delegate is taking the apartment as is, an inspection will not be performed when the current resident vacates the apartment. Therefore, the deposit will stay on the account and will not be refunded until the delegate moves out. If the new delegate renews, the deposit will remain on the delegate and the resident to agree upon a settlement for the reimbursement of the deposit refund.
