    This is a two story single family house that is located in a cul-de-sac lot. It has a big lawn at right side of the house. Please note that ALL bedrooms are on second floor. Only Living room, Kitchen and 1/2 bathroom are downstairs. Two full bathroom are upstairs. There is NO natural gas or fireplace inside the house. It has only central heat pump and can be enhanced by local electric heater. The GE electrical cooktop and oven was replaced in April 2022. The condenser for AC (Unit inside the house) was replaced in April 2023. There are all laminate floor and tile throughout the whole house. Laminate floor in Master bedroom and two rooms upstairs was installed in 2023. Two other bedrooms have new laminate floor installed June 2022. Main living room also has laminate floor. All kitchen, bathrooms and laundry/storage room have new tile done in Feb 2018. This house is great and easy for in house cleaning. Exellent home for people with asthma or allergies to live in. Walk to Presidential Meadow elementary school. Community has a small swimming pool. Perfect for professionals with young kids or whoever work around Austin Texas. High speed internet and wireless are readily available in this area. 16-22 minutes to downtown Austin TX (using free side frontage road or use toll road 290) and major employers and state government. Just minutes to Palmer Lane to all major high-Tech companies or local or State government. About 30 minute drive to Austin International Airport and all major attractive around Austin. Owners almost WILL NOT consider credit below 625 and applicants had previous bankrupt record and/or eviction record. If lower credit score, no bad historical record, then combined CONSISTENT and RELIABLE income in the household will be the decision factor for me. For application using Section 8, the combined income should be greater than 2.5X monthly rent or have relative guarantee for the lease. If Section 8 holder meet the above situation, then I will review their condition cases by cases. In general, lower or bad credit score, will require more security deposit for more possible unexpected damage or events happened inside this property. There will be pet non-refundable monthly fee per month per animal. and pet deposit for potential pet damage to the property. Renter property damage insurance also required for lease to continue after 1 month (typical $300/year), The owner's philosophy on tenant is transparent; share responsibility; mutual benefit and fairness; accountability; consideration and cost effective. If that is not what you also agree upon, please apply somewhere else and do not apply this house! tenant pay all utility bills, maintain yard and lawn, do their own pest and ant control and meet all HOA requirement (i.e., trash bin move in, move out at right time of week), All violations and fee/fine from HOA during lease period will be deducted from rent deposit. Any fee/fine/mis-payment more than one month rent will default the lease contract and will trigger the termination of the contract the eviction process will start immediately, after warning notice given. We offer $1860.00 for minimum 3-month contract, $1820 for 6-month, and $1785.00 for one year lease contract. Washer and dryer are available to rent with $30 per month for both. Pet staging fee is $30 per pet per month and deposit fee is $250 per pet.
