The property tax and homeowners insurance are fantastically affordable here and even though the water and electric are not included in the HOA fees they both run under $100/ monthly and we keep the air cold. I had a new A/C put in in 2014 and I keep a maintenance contract on it. They come 2x a year to clean & service it and make sure I have enough filters to change out.
