We have a beautiful home in Leilani Estates, near the historic town of Pahoa, on the Big Island of Hawaii. We were owner financing this home, but the Buyers defaulted. We will soon have a Deed In Lieu of Foreclosure, and will sell the home again at a REDUCED BARGAIN PRICE. Our loss is your gain as we are selling the home AS IS at the same price we paid for the home in 2005, being $249,000. BUT we built a 2-car over sized garage ($22K), a Lava Rock Entry wall with gate ($7K), landscaped the yard beautifully with lots of Palms, 3 Hybrid Avocado Trees, and lots of Citrus Trees (orange, lemon, lime). We also added a very large outdoor Aviary ($2.5K) in the back yard near a covered lanai where we installed a $7K Coleman Hot Tub. The old living room carpet was replaced with bamboo laminate flooring. And the most recent occupants had replaced the old hot water heater in the master bathroom with an 'on demand' hot water heater. The 2nd hot water heater serving the kitchen and guest bathroom is relatively new as well. We will not Owner Finance again UNLESS we get a Substantial Down Payment. And, we would consider a Lease With Option To Purchase with an Adequate Option Payment up front.
