The initial term of the Lease shall be for 12 months. Tenant covenants not to assign or sublet the property without permission of the Landlord. No additional occupants other than those noted on the lease are allowed without Landlord's express written permission. Tenant may not terminate this lease prior to the end of the lease term. No smoking allowed inside the property. Tenant shall park operable and registered motor vehicles in areas designated by the Landlord only. Tenant is responsible for following the ACC Solid Waste Trash and Recycling Collection Guidelines. Renter is responsible for all utilities (excluding internet). If any rent payment due is not received by the Landlord within 5 days of the due date, Tenant shall pay a late charge in the amount of $100.00. Should any payment due not be paid within 5 days of the date it is due, Landlord shall be entitled to take legal action to dispossess Tenant. Tenant may not make any alterations or additions to the property without prior written consent of the Landlord.
