The area is improved with single family residences, multifamily, The Americus Country Club and golf course, and a large senior housing facility (Magnolia Manor). Magnolia Manor (2001 South Lee Street) is located immediately to the northwest of the subject property and contains over 110 units of low-income housing for the elderly that provides care in the areas of independent living, catered care, assisted living, personal care, skilled nursing care, and Alzheimer’s and specialized memory care. Additional support facilities include a chapel and wellness facilities and the buildings and grounds are very well maintained and present a good stable image for the neighborhood. Land Description: Subject property is unimproved and vacant. Topography of land is general upland soils with slightly rolling terrain elevations (See USGS Topography Map attached). Site Size: 13.47 acres mol consisting of 2 adjoining tracts of land. Tract 1 is approximately 12.46 acres (Survey dated September 9, 2008 by Johnson Surveying says it is 12.525 acres) and Tract 2 is 1.01 acres. Zoning: Tract 1 is zoned C3-Commercial (See attached tax data sheets for Parcel ID # 71A-46) and Tract 2 is zoned R3-Residential (See attached tax data sheets for Parcel ID # 71A-48). These zoning categories should permit development of multifamily housing at a density of 15 units to the acre provided an acceptable site plan is submitted and approved by the planning commission.
