    3 patios, 3 story colonial brick home built 1950 by the state of Texas as University President‘s residence. would make a wonderful b & b. has hardwood floors with 2 large rugs in the formal living room and 1 large rug in the formal dining room, rest of house is carpeted full size basement is divided into 2 rooms one is carpeted and the laundry room has cement floor. house has 6 bedrooms or 5 bedrooms and library with 3 full baths & 1/2 bath. Master bedroom has dressing room & large bath. when I bought the house in 96, I had everything redone carpet, wallpaper, paint, hardwood floors I left the original cabinets because I wanted to try to get the house in the historical register. double garage with storage cabinets across the entire back wall and a double car carport in front. garage doors are foam insulated & were installed in 96. large side parking space off the alley for boat & rv. a large storage building and two smaller storage buildings. sprinkler system installed in 96 and new 6 ft. cedar fence installed in 2006. a large store room behind the garage & 2 attics. Italian marble fireplace has gas log but you could burn wood. The house sat on university campus from 1950 until mid 70's then it was moved to it's present location. huge lawn The house is built on a large corner lot and it sits at an angle large trees offer wonderful shade. Air conditioning and furnace were replaced in 96. the room that could be either a bedroom or library has a built in bookcase and the kitchen dining nook has a built in china/storage cabinet. Ceiling fans are in all rooms. There are 33 windows with decorative metal iron bars on each window and all 5 storm doors have same metal decorative iron. Ceilings are 8 ft. tall. has a front foyer. Neighborhood Description This house is the largest house in the neighborhood and there are not any homes that compare with it to establish comps. We were told not to ask less than $300,000.00 my 2007 tax appraisal indicated the market value is $300,650.00. House is in a lovely older neighborhood and neighbors are very friendly. There are nice homes that vary in price range, there are several apartment buildings within 2 or 3 blocks, a church, and a small mall. Elementary school is about 5 blocks from here and a new high school is about 8 blocks from here. This is a small university town with a population of about 25,000. This town is a county seat. This town is ideal to raise a family or to retire to. There is a major national park, Palo Duro Canyon located 18 miles from here and every summer a play called "Texas" is performed at the ampitheater in this park. A larger city, Amarillo, is 15 miles away, and Dallas is 350 miles away. There is a large lake for fishing and boating that is about 60 miles from here and smaller lakes are also close by. If you like to snow ski, the mountains of New Mexico are about a 4 hour drive from here. You can ride your dune buggies on the Canadian River which is about 35 miles from here. This is an ideal place for me to live, because I can go to the bank, the post office, gas station and buy groceries and be back home in less than an hour. West Texas State University is located in this town and there are many activities that are available to the public thru the University...their pool and other recreations, their theatre performances, music and dance recitals, football and other sports, etc. The weather is nice most of the time. We seldom have bad winters, when it does snow, it is melted by the next day or within a 2 or 3 day span. We have an arid climate. Our summers can be hot during the day time, but the nights are cool. We do have wind several months of the year, but for the most part this is an ideal climate--not too hot and not too cold.
