Two large bedrooms on 2nd floor. A spare room and a full bathroom in the 2nd floor. A full attic accessible through the spare room. A large room downstairs with large closet that can be a third bedroom or extra living area. Large kitchen that includes gas stove, refrigerator, dishwasher, hot water dispenser, garbage disposal, and a gas dryer. A small utility room with a washer and a hydronic gas boiler that provides the heat and hot water is located in the utility room, along with a potable water manifold, and extra toilet. There are cast iron radiators in each room and the basement, with heating pipes that run along the floor or walls in areas that may look a bit unorthodox, but it keeps the house at a very comfortable temperature with minimal energy use. The basement is encased in plastic sheeting. New water lines and new drains installed. A whole home water filter system is in place and a water softener. There is also a backup gas forced air furnace, and baseboard electric. There are 5 mini splits located throughout the house to keep it cool in the summer. A new metal roof was installed at the beginning of 2023 and a 10,000 KwH solar panel system was installed. There is street parking for one car at the front of the property. There is a large parking area behind the back yard accessible by an alley that could fit up to 6 cars easily. There is a front porch and a deck in the back. Property should become ready to lease around 7/1/26. I will add photos after moving out, cleaning up, and making repairs. Rental is month to month with automatic renewal. Owner pays for trash removal, electric, natural gas, water/sewer, and internet up to $500 per month. If the combined amount of these utilities goes above $500 in a month, the difference will be added to the following months rent due. The house is efficient and as long as blatant disregard like doors and windows being left open while heating and cooling is running or water being left running doesn't occur, this shouldn't be an issue. Additionally, I'm not going to be concerned about it being a little over the $500 in a month as there might be since months under and some over. The $500 limit is just to protect against high bills due to negligence.
