No pets allowed...Preferably 6 - 12 month lease option with ongoing month to month thereafter. 30 days notice by owner or tenant in writing to vacate premises. Washer and dryer is available as a curtesy only and if becomes in need of repair or replacement owner WILL NOT be responsible for this and W/D will be removed without replacement. Tenant will have the option to repair W/D or not. There will be NO fire pits on the property at any time, no gatherings over 8 people and no smoking. Visitors of 1 or 2 people will last no longer than 24 hours at anytime. Tenant is responsible for putting utilities mentioned here in their own name and are responsible for all utilities with the exception of the owners weekly lawn maintenance. City of Emmett, Intermountain gas, Idaho Power, TV/ internet service. Owner has the right to enter said rental property at anytime with an advance notice of 24 hours. All items in need of attention will be submitted to care taker and responded to within 24 hrs. Emergencies will be responded to as soon as possible on same day with notification of date, time and or person to do repairs. $1200 deposit to be paid upon acceptance of application along with first months rent of $1200. Deposit will be refunded within Idaho's legal time allowance after final walk through and all keys returned. Carpeted flooring will be professionally cleaned upon vacancy. A no pet policy is stated. Any non compliance of lease agreement will result in an immediate end of lease contract and all tenant eviction.
