Sitting on a 10,000 sq. foot flag lot and nestled behind two large homes that help to hide our place and deflect most street noise, our home is quite private and fairly quiet. We're fortunate to be surrounded by neighbors comprised of a wide range of ages and family dynamics that look out for each other. Our home's location also provides for a number of logistical conveniences; 12 minutes from the H3 Freeway; 23 minutes from HNL Airport; 8 minutes from Kane'ohe MCBH; 30 minutes from Joint Base Pearl Harbor Hickam; 27 minutes from Tripler Army Medical Center; 25 minutes from Downtown Honolulu; 3 minutes from Aikahi Shopping Center; 3 blocks from the award winning Kainalu Elementary School; a 10-minute drive or 15 minute bike-ride along the Kainalu bike path to all the amenities of downtown Kailua; and also only a 5-minute walk across N. Kalaheo to Kailua Beach via public access 89B. All rooms in the home are located on the south side of the house. Situated on the southeastern end of the house, taking advantage of the trade-wind breezes and greeted by shaded sunrises, the master bedroom has its own bath. It is also separated from the other rooms in the house by the second bathroom, accessible from the common hallway. Both bathrooms have updated flooring and new fixtures matching the period of when our home was built. Our middle bedroom has been used as a guest room, and as an office. Last but not least, the 3rd bedroom on the southwest side holds our most spacious closet. Each room is partially shaded and have some degree of privacy from our neighbors through new solar screens and trees grown on our property. All bedrooms are closeted, and have ceiling fans. We also recently installed a new Rheem Performance Plus 50 Gallon Water Heater and outdoor shower which is located off the carport making it easy to rinse yourself and your gear off right after coming from the beach. You'll also be able to enjoy cooking and entertaining from a recently remodeled, stylish kitchen that flows into the living room over restored Philippine Mahogany flooring. Finally, connected together by vintage sliding doors, the living room and step-down dining room area can be divided, creating two different experiences when desired. Finally, you'll have a lot of space surrounding our home in both front and back yards. MONTHLY RENT AND UTILITIES DETAILS Our 3 bedroom, 2 bath home is available unfurnished for rent at $6,200.00 per month including utilities. In the past we had a different pricing structure that separated utility costs from the monthly rent, which made it difficult for tenants to see via the listing itself. Therefore, in the spirit of transparency and making it easier for all parties, we ve documented here and modified the price as "rent + utilities" to be all-inclusive with noted caps|stipends. INCLUDED Electricity (HECO) Water|Sewer (BOWS) Internet - 1GB Fiber Optic (HTEL) Pest Control (Xtermco) Yard Service STIPENDS We provide caps|stipends on the following utilities: Electricity (HECO) - $190.00 per month Water|Sewer (BOWS) - $165.00 per month Internet (HTEL) - $90.00 per month If the above utilities exceed the allotted stipends, tenants will be responsible for paying the difference or overage. We've also had prospective tenants inquire about renting our house fully furnished. If you prefer to rent our home fully furnished, it can be available for $7,000.00 per month with the same utility inclusions, and caps|stipends mentioned above. HOW TO APPLY We've been fortunate to receive a lot of inquires about our home with many looking at long-term or multi-year lease agreements. The ones that stand out with us are the ones that take some time to help us get to know them versus just applying with little to no information beyond the basics requested by Zillow. Things that stand out for us to help determine if we could be great partners as tenant and landlord: 1. ABOUT YOU: We ve been fortunate to have many express an interest in our home. Unfortunately, that s also made it a bit harder to evaluate candidates. What does help however, is if you take a moment to tell us a little about yourselves e.g. a bit about you and your fellow occupants; why you're interested in our home e.g. proximity to work, proximity to amenities, etc.; or if you're new to the islands, what brings you to Hawai'i and specifically to Kailua. I'd suggest doing this first and re-reading the listing details, before asking us questions, requesting a tour, or blindly submitting an application. This may sound a bit redundant but it is amazing what we come across with candidates. 2. PETS: While we don't normally accept pets, we are open to exceptions as former pet owners ourselves. Share a bit about your pet(s). Age, personality, demeanor, size, level of training, and how you manage them on our property will matter to us e.g. not leaving poop in the yard to decompose on its own, are they friendly with neighbors and their children, etc.. Damages to our home and overall property from pets are costly to pet owners so help reassure us you're a great pet owner because we know what to look for. If approved, there s a non-refundable pet fee of $250.00 per pet. 3. ITEMS REQUIRED WITH YOUR APPLICATION: Should you wish to apply through Zillow or Trulia, please take a moment to review the following requirements. First as stated in our listing, we require a proof of income that matches our monthly income/rent ratio. When you apply, please have ready at least 30-60 days of paystubs that meet this requirement either individually or combined between occupants. In addition, we only accept credit reports no older than 3 months. If you are unable provide it, we use TransUnion s SmartMove Applicant Screening and Credit Check service which will cost you $48.00 to process.
