Lease Type & Term This is a fully furnished residential lease available for either Monthly (mid-term) rental or Yearly lease (12 months). The lease start and end dates shall be specified in the Lease Agreement. 2. Monthly Rent Tenant agrees to pay rent in the amount stated in the Lease Agreement. Rent is due on or before the 1st day of each month Rent is considered late if not received by 11:59 PM on the 3rd day of the month Rent includes use of all furnishings, appliances, and amenities provided with the home. 3. Security Deposit Tenant shall pay a Security Deposit equal to one (1) month's rent prior to move-in. The Security Deposit is refundable, less any deductions for: Unpaid rent Damage beyond normal wear and tear Missing or damaged furniture, linens, or household items Excessive cleaning Pool damage or misuse The Security Deposit may not be applied toward last month's rent. 4. Furnishings The home is rented fully furnished. An inventory list may be provided at move-in. Tenant agrees to: Use furnishings in a reasonable manner Not remove, replace, or store furnishings without written approval Be responsible for damage beyond normal wear and tear 5. Utilities Utilities shall be handled as follows (select one when finalizing): Tenant pays all utilities Any overages beyond agreed limits are the Tenant's responsibility. 6. Pool Use & Maintenance The property includes a private swimming pool. Pool service is included Tenant agrees to follow all pool safety rules No glass containers in the pool area Tenant assumes responsibility for guests' pool use Tenant is responsible for damage caused by misuse, neglect, or unauthorized alterations. 7. Maintenance & Repairs Tenant agrees to: Keep the home clean and in good condition Promptly report maintenance issues Replace light bulbs and basic consumables Landlord is responsible for major systems and structural repairs unless damage is caused by Tenant negligence. 8. Occupancy Limits Occupancy is limited to the number of tenants listed in the Lease Agreement. Long-term guests or additional occupants require written approval. 9. Payment Method Rent shall be paid via: Online payment portal Bank transfer Cashier's check or money order Cash payments are not accepted. Returned payments are subject to an NSF fee of $50 plus bank charges. 10. Late Fees If rent is not received by the 4th day of the month: A late fee of $100 will be assessed An additional $10 per day may be charged thereafter, not to exceed Nevada legal limits 11. Early Termination Early termination requires: Written notice Payment of an early termination fee (if applicable) Rent due until the unit is re-rented or lease ends, per Nevada law 12. No Smoking Smoking or vaping of any kind is not permitted inside the home. Violation may result in fines or loss of deposit. 13. Pets Pets are allowed with a $100/monthly pet fee. 14. Security & Cameras Exterior security cameras may be present for safety purposes. No cameras are located inside the home. 15.
