The apartment is well-maintained (some rooms are freshly-painted and some upgrades and repairs are currently being done) and is in a nice, safe area of Erie located just a few blocks away from Frontier Park. The apartment is located in a duplex and is located on the second floor. There's plenty of street parking. The back yard is fenced. Landlord pays water, sewer and garbage removal. The tenant's responsible for gas and electric. There will be both a credit and criminal background check ($13 fee per person) and reference check. Any potential tenant ages 18 and over must complete a written application (and pay $13 for their credit/criminal background check). Other acceptance criteria: -You must be 18 years old or older, have photo identification and a valid social security number -You must provide a copy of your utility bill dated within the past two months (an exception will be made for recent college graduates who lived on-campus and didn't pay utilities) -No evictions or landlord-tenant complaints - 3.5X earnings (based on monthly rent - meaning you must make $2362.50 or more per month to qualify) and you must provide acceptable written documentation sustaining your income dated within the past 30 days (pay stubs or a bank statement). If you are self-employed you must provide me with your most recent tax filing to verify your income -You must have a credit score of at least 625 and your credit report cannot have any delinquencies. If you have a credit score lower than 625 you may have a co-signer but they must have good credit (a credit score of 625 or higher) with no delinquencies nor any collection issues. -If I'm unable to verify any information on your rental application, including but not limited to your prior rental history and your employment, you will be denied rental -If you have misrepresented any information on your application you will be denied rental -You must pay the security deposit and first month's rent in full at the time of lease signing First month's rent ($675) and a $675 security deposit are required prior to move-in.
