No smoking or vaping inside the home or near windows/entryways. No pets unless explicitly approved with a pet deposit and written agreement. Storage of personal items is allowed in the garage with owner's consent. No space heaters, hotplates, or open flames in the room. No drug use or heavy drinking on the property. Tenant must notify owner promptly of any damage or needed repairs. Shared areas (kitchen, living room, bathroom) should be kept reasonably clean. Immediate cleaning is not required, but the space must remain sanitary and respectful to others. Owner lives on-site part-time, stays in a separate private bedroom, and may use shared spaces when present.
