THE SPACE Located in the beautiful community of Sun City West, the open concept layout in this two-bedroom, two-bathroom home is very functional. A neutral color pallet and high-end finishes await inside. With everything located on one level, including laundry, this is the perfect home away from home. We are required to rent this home for a minimum of 30 days at a time. Please contact us if your stay does not quite meet this requirement. Book with us today. Includes ONE rec pass. Any additional passes will need to be purchased by tenant(s). The pool is NOT heated, but does have thermal cover. AMENITITES Fully equipped kitchen with smooth surface electric range and granite counters. Luxurious bathrooms with tile showers (no tub). High speed internet. Smart TVs in the living room and primary bedroom. Leather power recliners. Memory foam mattresses. High-end linens. Elongated toilets in bathrooms. Laundry on main floor. Smart TVs Desk with office chair for remote working. Access to the private backyard, pool (NOT HEATED), and patio. GUEST ACCESS Guests have access to the entire home. CHECK IN INSTRUCTIONS The entrance to the home is via a keypad on the garage door. We will provide the code (4 digits) for the keypad on the day of your arrival. The keypad is located on the frame of the garage door. Press any button to activate the keypad. THEN, type in the code and press enter. For guests arriving late, the keypad is lighted. Once inside the garage you must enter two doors to get into the house. In the house, there is a welcome letter with the WIFI password and other instructions and other important information like when to take out the garbage bins. PARKING Guests can park on the street, in the driveway, or in the garage. Only ONE spot available in the garage as the owners leave one vehicle for when they use the property. Garage door opener is located on the counter by the welcome letter. GARBAGE - NO RECYCLING The receptacle for trash is located next to the driveway IN THE GROUND. Look for the round silver lid. The service is on Monday and Thursday. THERMOSTAT The thermostat is in the hallway across from the bedrooms. It is a touch screen. THE POOL The pool is NOT heated. Feel free use it if you want. Please ONLY use the beach towels provided. Do NOT use bath towels. Someone will be by periodically to check that the pump and filter are working properly. RULES Treat this home as you would your own. No smoking, vaping, or e cigarettes allowed. No pets allowed. Maximum 4 guests only. Absolutely no unauthorized overnight guests. CHECK OUT INSTRUCTIONS Log out of any online accounts. Do the dishes. Put house keys and garage door opener on counter. Leave side door and garage service door UN-LOCKED. Shut garage door using keypad. We will take care of everything else. LEASE TERMS We are required to rent this home for a minimum of 30 days at a time. Please contact us if your stay does not quite meet this requirement. BOOKING & PAYMENT INFORMATION All guests over 18 years of age are required to submit a valid ID and sign a lease. Taxes and fees are included in the monthly rent. Security deposit required. Payments can be made via VENMO, PayPal, CashApp, or Zelle. The booking is NOT confirmed until all ID's are received, lease is signed, and security deposit has been received. Security deposit will be refunded upon completion of lease (less any damage) within 14 days - otherwise it is non-refundable. A $250 charge is due with the first month's rent to cover cleaning at the end of the lease.
