3/31/2020: Complete re- roof with 30 year architectural shingles. Shingles are Miami-Dade County rated for 130 mph hurricane. Also added solar tube lighting for kitchen. Note: Home originally designed to have 5 bedrooms; master and second bedroom on the West side and 3 on the East side. Each East side bedroom was approximately 10' x 11' (110 sq ft). Each bedroom had a 3' x 6' closet. Home was redesigned to have two East side bedrooms 11' x 14' bedrooms (154 sq. ft). Each redesigned bed room now has a large walk in closet. Formica kitchen counters and island replaced with engineered granite counter tops. 2015; Carpet upgraded in two of three bedrooms and closets with stain master carpet. Carpet in hallway leading to these bedrooms replaced with laminate flooring. All three bathrooms upgraded with new all wood cabinets with quartz tops and porcelain tile in shower and floors. All new Moen brush nickel faucets added in bathrooms. Hallway and carpeted bed rooms and bath rooms repainted. Base boards replaced with new 5 1/4" base boards in hallway, bedrooms and closets. Master bath upgraded with new double sink vanity with Moen brush nickel fixtures. Old framed shower replaced with all glass frameless shower. Existing floors and tile in shower replaced with new porcelain tile. Tub fixtures replaced with new Moen brushed nickel fixtures. Master bath was repainted and existing base boards replaced with new 5 1/4' base boards. Carpet in dining room and 4th bedroom which serves as a den replaced with laminate flooring and new 5 1/4" base boards. Den was repainted. May 2019 added new energy efficient Trane 15 seer energy efficient AC system. Neighborhood Description This is an established very stable neighborhood. At present, only 1 home is for sale. We live in a cul de sac which is very private and has a beautiful view of the woods behind our home. We have a boardwalk leading out into the wooded area. We are also within walking distance of middle and elementary schools. We are also very close to Waterford Lakes shopping center and to 408 toll road which allows quick access to downtown Orlando, Disney, the airport, Interstate 4, etc.
