Combined gross income (before taxes) of all applicants must be ATLEAST 3X (PREFERABLY 4X) the monthly rent. Verification must be provided for income via: - Tax Returns - Bank Statements - Letter of Employment Paystubs 2. A valid and verifiable Social Security Number. 3. Valid and verifiable State or Federal photo identification 4. Previous address and landlord information matches that given by applicant. 5. No housing court history (unlawful detainers, suits from prior landlords, or evictions) 6. PREFERABLY - Two years of good rental history or a co-signer with 5 years of good rental history or home ownership. 7. Good to average credit comparable to community standards, no judgments 8. No felonies, no violent offenses, no charges for property damage, or criminal drug offenses. 9. No open or pending criminal court proceedings ADDITIONALLY: - If we are concerned about your credit, you may have to pay an additional Security Deposit (which will be determined after your entire application is reviewed). - If each potential resident does not qualify individually, they may be required to have a qualified co-signer and/or an additional Security Deposit. - If approved, your application is valid for 60 days from approval date, and can be applied towards any available property within your rent range. Applications that are accompanied by a full Security Deposit are reviewed first, and we work on a first come, first served basis. If your application is approved and you agree to rent the property - you must sign a lease within 30 days, or you forfeit that security deposit.
