Their opinion is the house would be worth $185K at that point leaving $15K in equity. The house is a Sears Craftsman style kit home with insulated closed in front porch. Most of the house is original and in good shape including original finished oak trim and floors. The house is being sold AS-IS with updates to the kitchen and bathroom necessary for move in. The rest of the house is in good condition with recent basic repairs, paint, and touch-ups done in the living areas and bedrooms. The main roof is 10yrs old, the back roof is 5yrs old, the furnace is high efficiency with a new control board but is 20yrs old, the AC coil and condenser line are still installed and a new exchanger is all that is needed for central air, the electric is about 50% modern with a modern Square D panel (10yrs), the tub and surround are newer and in good condition (5yrs), half of the windows have been updated including all three of the large windows with fully intact storm windows on the original windows which are all functioning and intact, all three exterior doors are fully intact and cleanly functioning with storm doors, the foundation is in good shape with no major issues and the basement stays dry, the basement windows have all been glass blocked, the house is modern insulated, gutters are all new and screened except the north side which is older but fully installed and functioning, the gutters are all tiled to the street, there are new concrete steps and walks all the way around the house, the yard is fully fenced in and all gates are fully functioning, only landscaping is a single small rose bush and a sweet gum in the front yard, the original block 2 car garage is intact and secure with a new service door but the drive was removed so it is considered a shed, although the current roof on the garage is not leaking it needs a new one and the eaves need cleaned up.
