1. Rent and inclusive pricing
Monthly rent: $3300, due on the [1st] day of each month.
Tenant maintains the yard. No mandatory recurring charge applies in addition to rent except as expressly stated in here.
2. Utilities and services
Tenant pays directly, in Tenant's own name, for the full tenancy:
- Electricity and gas (PG&E)
- Water and sewer
- Garbage and recycling collection
3. Tenant maintains the yard. No utility is billed to Tenant by Owner or at a markup; each is paid by Tenant directly to the provider.
4. Late charge
Rent is late if not received by the end of the third (3rd) day after the due date (grace period).
A late charge of $75.00 then applies. The parties agree this is a reasonable estimate of the costs Owner incurs because of late payment and is not a penalty.
4. Returned or dishonored payment
If any payment is returned or dishonored, Tenant shall pay $25 for the first occurrence and $35 for each later occurrence, as permitted by California Civil Code 1719.
No fee is charged for paying rent by check; this charge applies only to a payment that is actually dishonored.
5. Payment methods
Accepted payment methods: Check, Zelle, Online transfer, wire.
If Tenant chooses to pay by credit card (where offered), a card-processing convenience fee equal to the processor's charge may apply and will be disclosed before payment.
Where Tenant pays electronically, any security-deposit refund may be returned electronically.
6. Pet policy
No animal may be kept on the premises without Owner's prior written approval. Cats: 2, Dogs: 2
Tenant is responsible for all damage caused by any animal, which may be deducted from the security deposit.
7. Renter's insurance
Tenant shall obtain and maintain, for the term of the tenancy, a renter's (tenant) insurance policy with personal-liability coverage of at least $100,000, and shall provide proof of coverage before move-in and at each renewal.
Owner charges no fee for this requirement; Tenant obtains the policy from an insurer of Tenant's choice.
8. Move-in / move-out condition and documentation
Owner will document the condition of the premises with photographs at or before move-in, and again at move-out before and after any cleaning or repairs, and will provide copies with any itemized statement of deductions, as required by California law.
Deductions from the security deposit are limited to unpaid rent and damage beyond normal wear and tear. The deposit, less any itemized deductions, is returned within 21 days after Tenant moves out.
