Incorrect or misinformation will disqualify you as a prospective renter. A $50 screening fee needs to be paid for the purpose of running credit and eviction reports is required with each application. You must provide a photo I.D. We require a photo I.D. Driver's license or State Issued ID card and Social Security card. You must have a credit report that demonstrates a willingness to pay financial obligations in a timely fashion and we require a FICO score of at least 650. You must have no records of eviction. We require favorable responses from references and previous landlords. Employment History and Sufficient Income: We require monthly income of 3 times the amount of your monthly rent per applicant. Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self employment must be verified through tax records. Stable employment history and length of time with current employer may be considered. The landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlords may influence Landlord's decision to lease the property to you. Rental History must be verifiable from unbiased sources. If you're related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords, your application may be declined, or we may require a qualified co-signer on your rental agreement. Qualified co-signers must meet all screening criteria plus make three times the amount of rent. The landlord will perform a criminal history check on you, and each additional adult occupant, to verify the information provided by you on the Lease Application. Landlord's decision to lease the Property to you may be influenced by the information contained in the report. Applications may be denied for certain felony convictions, violent crimes, drug-related offenses, or other criminal history that may pose a risk to the property or neighbors, subject to applicable laws. An up-front payment of one month's rent as a security deposit is required when signing a rental contract. Application fees are non-refundable, even if the application is denied. Applications may be denied for reasons including, but not limited to: Failure to meet income, credit, or rental history requirements Providing false or incomplete information Unverifiable references or documents Disqualifying criminal history Excessive occupants or unauthorized pets Smoke-Free Property Policy The premises are designated as a strictly smoke-free property. Smoking, vaping, or the use of any tobacco products, electronic cigarettes, marijuana (including medical or recreational), or any other substances that produce smoke, vapor, or odor is strictly prohibited inside the home, garage, or any enclosed or open areas of the property, including patios, balconies, and yards.Any violation of this policy will be considered a material breach of this Lease and may result in immediate termination of tenancy and initiation of eviction proceedings. Tenant(s) shall be held responsible for any damage, odors, or remediation costs resulting from prohibited smoking or vaping activities. Prior to move in, or immediately after move in, you will be requested to complete a detailed Property Condition report. Please make detailed notes, including photos, so that there are no questions regarding the security deposit upon your move out. The tenant is responsible to pay all utility bills, water, electricity and garbage. Rent needs to be paid in advance before 11:59 pm on the 1st of every month. Failure to which initial late fee of $50 will be charged and additional late charges of $50 per day thereafter. Move-Out Deep Cleaning Requirement Tenant(s) agree to return the Property in the same clean and well-maintained condition as it was at the start of the Lease, except for normal wear and tear. Prior to vacating, Tenant(s) must perform a deep cleaning of the entire home, including but not limited to: Thoroughly cleaning all floors, baseboards, walls, and windows Wiping down and sanitizing all surfaces, countertops, cabinets (inside and out) Deep cleaning kitchen appliances, including oven, stove, microwave, dishwasher, washer dryer and refrigerator (inside and outside) Cleaning and disinfecting bathrooms, including toilets, tubs, showers, sinks, mirrors, and tiles Vacuuming and/or professionally cleaning carpets and rugs Removing all personal belongings and trash from the interior and exterior of the property Failure to complete the deep cleaning to a satisfactory standard may result in deductions from the security deposit for professional cleaning services. Lawn Maintenance Requirement Tenant(s) are responsible for maintaining the lawn and landscaping in a clean, healthy, and well-kept condition throughout the lease term. The lawn must be mowed at least once every two (2) weeks, along with trimming and basic upkeep as needed. Tenant(s) may: Perform the mowing and maintenance themselves, OR Hire and pay a professional lawn care service of their choice, OR Request that Landlord arrange for a lawn care contractor, in which case Tenant(s) agree to reimburse the Landlord or pay the contractor directly for all associated costs. Failure to keep the lawn properly maintained may result in the Landlord hiring a contractor at the Tenant's expense.
