If you are beginning a new employment position, please submit a letter of employment intention. Military applicants may submit their 4 most recent LES. If you are self-employed, please provide a copy of last year's tax documents or 6 months of recent bank statements; and a current Profit and Loss Statement. We can also send verification of income if we feel the proper information has not been provided. CREDIT VERIFICATION Credit scores of each applicant must be that of 550 or greater. No Evictions, Judgements to past/present Landlords, utilities, etc. CRIMINAL BACKGROUND VERIFICATION A criminal background check will be conducted for each applicant. Applicants with convictions for the illegal manufacture or distribution of a controlled substance will be automatically declined. Other felony or misdemeanor convictions will be evaluated on a case-by-case basis, considering the nature, severity, and time elapsed since the offense. The Property Manager may approve a co-signer for a declined credit verification for an applicant with no credit but with good landlord references. If so, the co-signer would need to go through the same application process. If approved, the tenant may be required to pay by certified funds.
