    Hello everyone! I am offering my home for rent. It is about 2300 sq ft and two floors. It has a 2 car garage. There are four bedrooms. The master bedroom has an attached bathroom with two sinks and vanities that were recently refurbished to bring back look and luster, a standing shower, a tub with water jets, and a huge walk in closet. The bathrooms upstairs recently had new vinyl put in along a nice designer vanity in the other bathroom. The downstairs bathroom has a nice vanity that matches the kitchen cabinets. The kitchen has designer cabinets, a brand new fridge (plastic film is still on it), new exhaust fan, (the new fridge and exhaust fan are not in the images as I got them newly installed after taking the pictures) and high quality stove/oven and dishwasher with designer Moen sink. We also have hookups for washer and drier in a laundry room upstairs. New blinds installed in majority of the house. The roof is also designer and brand new (installed Jan 2018) so you don't have to worry about any leaks. We also had new gutters installed last month so you know can be assured this house is being taken care of. Will pressure wash house and driveway upon signing of lease as well as begin installing new lights and fans as they become available to me. It is my precious home and am looking for only SERIOUS tenants who will treat it like their own home. The neighborhood is good and the neighbor to the right is a nice old man who minds his own business and is respectful as long as you are respectful. The neighbor to the left is a very friendly, helpful family man who keeps his home in pristine condition. The area is a prime location. 5 minutes away from Gwinnett Place, 7 minutes from Sugarloaf Mills, 5 minutes from Cisco Systems, and 3 minutes from 316 and I 85. Schools in area are pretty good and is 5 minutes away from GSMST, the high school. Crime rate is little to none and has places like Kroger and Publix just a few turns away. Basement is not included in the lease. It is currently used as storage. Landlord reserves right to enter and exit basement through back door. (I'll let tenant know that I'll be down there if I am moving things in and about or doing some renovation.) No pets or smoking allowed in the house STRICTLY. Asking for 1700 a month as the value in the area is increasing in value and since almost everything is new or recently installed in the house. I will take care of the grass and vegetation along with any repairs that are NOT caused misuse by the tenant. Will ask for first month rent along with security deposit at time of signing lease. We are looking for a serious family that can afford the rent without any issues. There will be required background/criminal/credit report check that the tenant will have to pay and take as we will not rent out the house to anyone that has had bad history. Sorry, just don't have the time or patience to deal with issues. If it comes out clean and you rent the house, I don't mind returning the money you paid for the background check back to you. Please have proof of income ready. If you are a professional person that understands how business and real estate works, then this should not be an issue at all as anyone would like to ensure the person can actually afford what they are stepping into. It is protecting the right to a happy, peaceful transaction and agreement for both parties, not just me. I am being very, very clear with my expectations as that is how I prefer my business deals. Clear, honest, truthful, and sincere. I will happily work with you as long as you work with me. I also am willing to install some new fans around once the lease is signed. **Sorry, Not Accepting HUD or Section 8 plans Trash is included in property taxes, Landlord will take care of grass/vegetation and repairs around the house (unless it is deemed to be due to misuse/neglect by tenant, in which case the tenant will be responsible). Tenant is responsible for paying utilities.
