Here's a version of your lease terms clause that more closely aligns with D.C. law (based on the District's statutes and tenant protections). Proposed Clause (D.C. compliant style): Lease Term & Termination The initial lease term is for one (1) year. Upon expiration of the initial term, the tenancy shall automatically continue on a month-to-month basis under the same terms and conditions, except that the rent may be lawfully adjusted in accordance with applicable notice requirements and rent-control rules (if any). Either the tenant or the landlord may terminate the month-to-month tenancy by providing at least thirty (30) days' written notice to the other party of the intention to vacate, effective on the first day of the first month beginning at least 30 days after the date of notice. Utilities Water service is included in the rent. The tenant shall be responsible for all charges for electricity, cable, and internet services. Rent increases & notice If you increase rent during the month-to-month period, you must comply with D.C. requirements (which may require certain advance notice periods). (For some units, 60 days' notice may be needed for rent increases) 4. Prohibition on unfair lease terms The D.C.
