Property Maintenance: The tenant is required to maintain the property's exterior grounds and interior. Lawn maintenance and proper upkeep of the home structure, walls, doors, appliances, smoke detectors, sensors, etc. are required. The home must be returned to the landlord in its original state outside of normal wear and tear. Interior maintenance includes cleanliness of the home to ensure the property is maintained. Overflowing trash and excessive clutter inside or outside of the home will result in an immediate infraction that carries a fee of $150. The landlord may inspect the property to ensure compliance but will provide notice. Tenants are responsible for maintenance and replacement cost for negligence and problems caused by the tenant. Tenants who fail to report maintenance issues that affect the property's safety and value such as leaks, floods, etc. will be assessed a neglect fee. Any issues that are not reported within a reasonable amount of time to provide the landlord an opportunity to correct them will be considered an infraction that can be considered a breach of contract. All fees accessed by the city or county to the property due to any type of negligence are the responsibility of the tenant and will be deducted first from any rent payments. If issues are not fixed within 5 days the tenant will also be assessed an infraction fee of $150 per city notice. After two infractions for property neglect from either the landlord, city, or county, the landlord can end the contract and start the eviction process due to a breach in terms. All fees will be added to the rental ledger and deducted first from payments received by the landlord. Any and all remaining money will go towards the current month's rent payment. 12. Move Out Upon moving out if trash is not moved from inside and outside of the property the tenant will be assessed a $500 trash removal fee. 13. Renters Insurance: Renters insurance is required for the entire time of the tenant's lease and any additional time spent in the property. If there is a gap in insurance for any period of time the renter can be assessed a negligence fee of $150 and can be considered a breach of contract.
