We love maintaining the property in excellent condition, which is why we ask the following for our contracts: -Lease is for one year term, with option to renew. Renewal will be at a maximum of 5% increases, depending upon market demands. Early-bird renewal discounts will be available. -Maximum number of people occupying the house: 8. We will consider a single family with more than 6 members on a case by case situation. -One home inspection required every year, during lease term renewal. Owner will schedule in advance with tenant. -Absolutely no smoking indoors. Full deposit will be automatically forfeited if cigarette smoke is detected indoors, upon home inspections. Subject to early lease termination by owner. -Outdoor pets will be considered for an additional deposit fee of $300 -Owner pays trash/sewer and any landscape maintenance, when needed. -Tenant responsible for all other utilities. (water/electricity/gas/internet etc.) -Yard is very much drought-tolerant although there are a few plants we would like to keep alive. Timed drip system for plants are installed and fully functioning for continued use by tenant. -Parking for up to 3 vehicles in driveway. No garage available. -Small storage shed is available for tenant use in the backyard. -Owner will be responsible for major house repairs, such as plumbing and structural issues. Tenant will be responsible for day-to-day usage item repairs such as clogged toilets/drains, broken windows, blinds, etc. -Any visitor staying past 20 days will be considered a tenant on the contract and will be added to the lease, for an additional $100/month, per person. -Any damaged walls, windows, doors caused by tenant misuse will be repaired by owner at an additional charge to tenant. -We ask that you take care of the house as if it was your own. Cleanliness is priority to ensure the house does not become infested with rodents, ants or roaches. -Additional lease terms can be found in the lease contract. To be reviewed and signed at the time of lease approval.
