Tenant Selection Criteria :
1. ALL APPLICANTS 18 YEARS OLD AND OLDER ARE REQUIRED TO COMPLETE A SEPARATE APPLICATION THROUGH RENTSPREE; LINK PROVIDED BY LEASING AGENT. ALL APPROVED APPLICANTS MUST OCCUPY THE HOME AS A TENANT.
2. IDENTIFICATION: Each Applicant must provide a valid Social Security Number and a valid government-issued photo ID.
3. RESIDENCY: Previous rental/home ownership history must be verifiable and should have no derogatory references in the last five years. ANY APPLICANT WITH A HISTORY OF EVICTION ACTIONS OR MONIES OWED TO A PREVIOUS/CURRENT LANDLORD WILL BE DECLINED.
4. CREDIT WORTHINESS: Landlord will obtain a credit report to verify Applicant(s) credit worthiness. Minimum 680 credit score is required. An increase in security deposit may be required by Landlord due to an unfavorable credit score rather than a denial. Bankruptcy, if not cleared, will negatively affect the overall scoring which could result in application denial. Landlord's decision to lease the property to Applicant(s) may be based upon information obtained from credit report.
5. APPLICATION PROCESSING FEE: All Applicants will submit a separate online application via RentSpree and pay a non-refundable fee of $49.99 for processing application which includes rental history, credit report, income verification, and criminal background checks. Applicants should allow up to five (5) business days for applications to be reviewed.
6. INCOME: The gross monthly income of Applicant(s) will be considered jointly and must equal three (3) times the monthly rent amount. All sources of income must be verifiable if needed to qualify for the property and consist of at least one of the following:
copies of last four consecutive payroll check stubs with YTD totals showing
proof of child and/or spousal support payments
proof of social security income, disability, or other government income
proof of retirement or trust fund income
current offer letter for income/employment verification
provide proof of assets that show at least 3 times the rent amount of the property for the lease term
if self-employed or 1099, must provide previous year's personal income tax return and two (2) months bank statements.
7. GUARANTORS: A Guarantor will be accepted only for a lack of rental history, lack of credit or not meeting income requirements as stated above.
Guarantor must occupy the home as a tenant.
Guarantor will not be accepted as a substitute for negative rental history or low credit.
Guarantor will be held responsible for the lease and any other costs incurred on the lease such as damages should the occupying tenant(s) default.
Guarantor must fill out an application via RentSpree and will be subject to same application fee, rental/mortgage verification, credit and criminal background checks.
Guarantor will provide proof of income at four (4) times the monthly rent of the property
Guarantor must complete and sign a lease guaranty agreement if approved.
8. CONSUMER CREDIT REPORT SCORING: If an application is denied or is accepted with conditions, Applicant(s) will be provided with the name and contact info of the consumer reporting agency which provided the report.
9. CRIMINAL HISTORY SCREENING: The Landlord will obtain a criminal history check on all Applicants. Criminal history checks include Nationwide Criminal, Sex Offender, and Global Homeland Security searches. Any Applicant listed will be automatically declined. Registered sex offenders will be an automatic denial of the rental application.
10. ANIMALS: Considered on a case-by-case basis and must be approved prior to executing a lease agreement. To be considered, Applicant(s) must provide Landlord with a recent picture of pet, recent veterinarian certificate of health with the following information: name, breed, age, weight, shots or vaccinations and spayed/neutered. If approved, a non-refundable animal fee of $500.00 will be required to be paid within 48 hours of executed lease agreement. Animals designated as service animals to accompany a resident with a verifiable disability for specific purposes of aiding that person will not be charged a pet fee.
Animals are limited by breed. The following breeds either full or mixed are restricted and may not be accepted: Rottweiler, Doberman Pincher, Chow, Pit-bull Terrier, American Staffordshire Terrier, Pitt-bull Mix, Mastiff, Dalmatian, Presa Canario, Stafford Bull Terrier, and Wolf Mix.
11. SECURITY DEPOSIT: Upon full execution of lease agreement, a security deposit equivalent to one month's rent will be required by the Applicant(s) and paid directly to the Landlord.
12. NOTICE OF LANDLORD'S RIGHT TO CONTINUE TO SHOW PROPERTY: While an application is processed, the Property remains on the market until a lease is signed by all parties, and the Landlord may continue to show the Property to other prospective tenants and accept another offer.
