Standard 1 year lease a guaranteed right to renew every year, up to 5 years Standard on-line rental application, first month's rent, 1 month rent as a security deposit, and last month's rent required. Most Pets OK, up to 180 pounds combined weight, 3 pets max. There is an option to purchase, but purchase is not required, and makes no difference to rent amount. This home is just ONE example of around 40 more homes to choose from, which are all in the Alpharetta, Milton, Johns Creek, Suwanee, and Cumming areas, but which are NOT listed for rent on other sites like MLS or Zillow. There are simply too many for me to advertise each one. These homes are all pre-approved by a nationwide investment company, you simply pick the home you want. Their process usually takes less than 2 weeks, and another 2 weeks (30 days total) until your move in date. If you want more time, but the piece of mind that comes with knowing you have your next place 'locked in', they can extend your move-in date by up to 1 or 2 months, at no extra cost to you. These homes are not typical worn out rentals, and are in top-notch condition. Another nice thing if you want to use the option to buy the home, you can roll the security deposit and last month's rent into the down payment required by the bank. This is a perfect fit if you are Relocating and not sure where you want to settle down, but want a gorgeous home in great condition, and but would like the option of buying the home if you fall in love with it. or It's great if you just need to rent a home for 1 year but don't want to live in a typical abused "rental". or If you want a lease, but would like the option to purchase down the road. What is the catch ? Well, first, the process typically takes 30 days, start to finish. If you need to move into something tomorrow, or next week, I'm sorry, it just can't be done. Second, there is no negotiation on the terms. The rent, credit, and security deposit are what they are. This is a nationwide company and they just can't be as flexible as an individual. This is a great deal for a lot of different reasons, and I'd like to tell you more .
