Tenant pays all utilities. 1 small dog or cat allowed with non-refundable fee, as described below. Condo has air conditioning, heat, stove, microwave, new refrigerator, new dishwasher, stack washer/dryer, air conditioning/heat, new tile flooring and carpeting, new toilet, new medicine cabinet, new water heater, new mini and vertical blinds, freshly painted, 3 ceiling fans, (2 are new), storage cabinets in hallway, new window screens and sliding glass door screen. Sliding glass door leads out to a balcony overlooking lush green landscaping. 2 onsite parking spaces. First space is in your single garage, (not attached, that one must be able to park their vehicle inside, as per Homeowner Association (HOA) rules). The second space is assigned. Additional vehicles park out on the street, outside of the complex. Tenants pay electric, gas, any cable/internet/phone/satellite/inside wire maintenance services, etc. and a portion of the trash and water/septic fees. Pet may be up to 60 lbs, must be of a non-aggressive breed only, as per insurance industry standards. No excessively barking dogs allowed, which creates a disturbance to other's enjoyment of their home, as per HOA rules. 6 month lease to start, then renewed. We do not accept prior evictions or eviction filings. We require tenants' income to be close to 3 times the amount of rent. Tenants pay a portion of the trash, which is currently $45. Tenants must follow HOA rules, CC&R's, etc. as a condition of their rental agreement. HOA allows 1 small cat or dog, non-aggressive breeds only, as per insurance industry standards. The non-refundable pet fee is $250. No excessively barking dogs allowed, as per HOA rules. A Pet must be leashed at all times when outside & can't be left out on a balcony. No smoking allowed, including tobacco, cannabis, etc. Use edibles instead if necessary. 2 onsite parking spaces. 1st is in single garage, (not attached, must be able to park vehicle inside, as per HOA). 2nd is assigned space within complex, must display parking tag in windshield. Replacement tags run over $100. Tenant is responsible for replacing lost tags at their own expense. Owner to provide the first tag at no cost. Additional vehicles must be parked on the street outside. Only visitors can park in visitor spaces. In addition to the 1 parking tag, tenants need to obtain a parking "sticker' for each vehicle. Per HOA rules, residents must provide current vehicle registration and proof of car insurance. Tenants to obtain parking stickers from guard shack, (currently $1 each, arranged ahead of time through owner and HOA management). Total move in without pet fee is $4300.
