Tenant pays all utilities. WST (typically $140 per 3 months), Electric (typically $100-200 per month), Cable (varies with Comcast). Utilities must be in tenants name. 5 tenants max occupancy. No smoking in the home. No loud parties allowed out of respect for the neighbors (which are also quiet). Maximum 4 vehicles. No unregistered vehicles (city will fine you). Smoke detector batteries/HVAC filters are tenants responsibility. HVAC filters must be changed every other month max. Clogged filters can cause damage to HVAC and will be the tenants responsibility for damages. After 1 year your lease will renew automatically but can be terminated by either party with a 60 day notice or forfeiture of all security deposit. No sub leasing. Landscaping is fine but please do not cut down any trees. Lawn care is tenants responsibility. Payment due on the 1st of every month and a $50 (per day) late fee if not paid in full by end of day on the 5th. Rent will not be considered paid in full if late fees are not included. 1 fire extinguisher will be provided by the landlord. Qualified tenants should have 3x rent in income, 625+ credit score. Stable income and verifiable. Must have references as to your rental history. I will use a Zillow lease and ask you apply through them after showing. Damage inside or out must be reported to landlord asap. No dogs. Landlord does an annual walkthrough once per year.
