Please note this is a seasonal winter rental only and is not available for year-round occupancy. The property maintains a quiet atmosphere and is best suited for responsible tenants seeking a peaceful living environment. NO pets. NO smoking. Minimum two-month stay required. Winter Rental Seasonal Occupancy Only Available October 1, 2026 through May 1, 2027 NO PETS | NO SMOKING Rental Terms & Conditions Seasonal Rental Only This is a winter seasonal rental and is not available for year-round occupancy. Rental Period Available from October 1, 2026 through May 1, 2027. Minimum Stay Requirement A minimum stay of two (2) months is required to qualify for the advertised rental rate. Monthly Rent Rent is due in full each month. Partial payments are not accepted. Utilities Electricity is the tenant's responsibility and will be billed separately. All other utilities are included in the rent. Quiet Hours 10:00 PM 8:00 AM Subletting Subleasing or assignment of the rental is strictly prohibited. Early Termination If the lease is terminated early for any reason, the full rental amount remains due for the agreed rental term. Occupancy Restrictions NO pets permitted. NO smoking permitted anywhere in the unit or on property grounds. This rental may not be used as a permanent residence. Because this is a seasonal rental: You may not use this address as your permanent mailing or legal address. Vehicle registration using this address is not permitted. School-aged children may not reside in the unit. Mail & Deliveries Tenants are required to maintain a PO Box for regular mail service. Package deliveries to the rental address are permitted. Property & Noise Notice This unit is located within a hotel property. Neighboring units above, below, or beside your rental may be occupied during your stay, and noise levels may vary accordingly. Housekeeping, Inspections & Damages A full inspection will be completed prior to arrival and again upon departure. Any damages occurring during the tenancy will be charged to the tenant in full. Housekeeping service, linen exchange, and supply replenishment are not included during the rental period. Town of Wells Ordinance Requirement In accordance with Town of Wells regulations, occupancy may not exceed 28 consecutive nights without renewal procedures. Tenants must: Check out with the office every 28 days Renew keys and registration at that time If you are a non-smoker, do not have pets, and can comply with all rental terms and conditions, please proceed by completing the rental application through Zillow.
