MINIMUM QUALIFICATIONS: For A Minimum Security-is equal to One Full Months Failure to meet these minimum requirements can disqualify your application for Rental. Rental History: To qualify, we require three years of consistent rental or mortgage history that matches your application and credit report. Your history must demonstrate timely payments and the fulfillment of all financial obligations. Grounds for denial include: More than two late payments in a single year. An eviction within the last three years. Outstanding balances owed to a previous landlord or any collection agency. Current or past legal action related to your tenancy. If your history covers less than three years, an increased security deposit may be required Employment/Income: To qualify, your total legal and verifiable income must be at least (2.75x) times the monthly rent after subtracting any existing monthly debt payments. All supporting documentation must be submitted with your application. Income Requirements: Verification: Proof must come directly from the source (e.g., recent pay stubs, government eligibility letters, or provable court-ordered payments). Please note that a court order alone is not sufficient; we must see proof of actual payment. Stability: Income sources must have been established for a minimum of two years. Lower Income/History: If your income is below 2.75x the rent or does not meet the two-year history requirement, an increased security deposit may be required. Disqualification: Applicants with a total income of less than two times (2x) the monthly rent will not be considered. Credit History: A credit report will be obtained to verify Applicant's credit standing. Applicants must have a minimum credit score of 600. Bankruptcy: An open bankruptcy will not be accepted; it must have been discharged or dismissed. To qualify, you must have established new credit that adheres to our standard guidelines. Please note that applications will be denied if the bankruptcy is still active or has not been fully discharged. If you do not agree to the above or do not meet the requirements, please do not submit an application. If you submit an application on the Zillow platform, prior to full approval a full rental application will be required.
