However, please understand that our rental rates in general are not negotiable and our intention is to make this option available only to the few, select students who may most need it. We realize that students in groups may have different budget ranges, so if a group is interested in one of our homes but the rental rate of that home stretches a group member too far, we are open to doing what we can to make it work to get the group into the home. Please feel free to inquire about that option if this may apply and acceptance and availability will be determined on a case-by-case basis. Fully Furnished Bedrooms and Common areas including Fully Stocked Kitchens, All Utilities, Highest Wifi Speeds, Streaming TV Services, Smart Home Energy and Safety technology with Google Nest and Ring, Alarm System, Full-time Maintenance staff, 24-hour Emergency and Non-emergency Maintenance Call center with dedicated toll-free phone number, Pest Control, Free Washer/Dryer, Yard Care, Monthly Deep Cleaning of Common Areas with a Professional Cleaning Service in 3-5 Bedroom homes, Stainless Steel Appliances, 50" HDTV, all at no extra cost. Online payments through the tenant portal, Online maintenance requests through the tenant portal No Application Fee for Local Student Applicants currently enrolled (or will be enrolled at start of lease) or interns with programs we work with such as Mote Marine Aquarium and Sun Hydraulics. Non Student Applicants must pay $30 Application Fee which covers Credit Check and Background Check. If you apply without paying the fee your application will not be processed and you will have to apply again and pay the fee.
