The following documents are required for all applicants: 1. Completed rental application of all adults that will live in the home. 2. Completed conscent form to run a background and credit check of all adults (no prior evictions) 3. Copy of driver licenses of all adults that will be living in the rental property 4. Four months proof of income (Pay stubs are acceptable. If retired, bank statements are accepted.) Important information for potential tenants: The application process will cost $25 PER ADULT. This is a nonrefundable fee to run each adult's credit and background check. The trash utility bill will be paid for by the landlord. All other utilities must be transferred to the tenant's name prior to moving in Renters insurance is a requirement. This will cost about $18 a month and will cover personal property loss in the event of theft, fires, natural disasters, etc. Proof of insurance will be required PRIOR to signing of contract. Pets are allowed. $100 will be added to security deposit per family pet. Security deposit will vary depending on credit and can range from $1300 to $2600. Bad credit means more security deposit will be collected. To qualify, must be able to show combined income totaling 4 times the monthly rent which comes up to $5400. Owner pays for trash. Tenant to purchase "renters insurance". Tenant to transfer all utilities (besides trash) to his/her name prior to move in. Back ground and credit check WILL BE performed. No prior evictions.
