You'll have your own room and bathroom while sharing the kitchen, living room, and laundry room. The home is quiet, comfortable, and located in a safe neighborhood close to plenty of shopping and restaurants!
ADDITIONAL LEASE TERMS & HOUSE RULES
This is a room rental within an owner-occupied residence. Tenant acknowledges they are renting a private bedroom and designated bathroom while sharing certain common areas with the property owner and any other occupants.
Rent & Deposits
Monthly rent is due on the 1st day of each month.
A security deposit of $500 is required prior to move-in.
An additional pet deposit of $200 is required for approved pets.
Deposits may be used to cover unpaid rent, damage beyond normal wear and tear, excessive cleaning, pet-related damage, lost keys, unauthorized alterations, or other costs permitted by law.
Any damages or expenses exceeding the deposit amount remain the responsibility of Tenant.
Owner-Occupied Residence
Tenant understands this is a shared living arrangement in an owner-occupied home and agrees to conduct themselves in a respectful, cooperative, and considerate manner.
Landlord reserves the right to establish, modify, or update reasonable house rules relating to safety, cleanliness, parking, guests, pets, common areas, maintenance, and shared living arrangements upon reasonable notice to Tenant.
Occupancy
Only approved Tenant may reside in the property.
No subletting, assignment, Airbnb, short-term rentals, or other occupancy arrangements are permitted.
No additional occupants may move into the property without Landlord's prior written approval.
Guests
Occasional guests are permitted.
Overnight guests may not stay more than 3 consecutive nights or 7 total nights per month without prior approval.
Tenant is responsible for the conduct of all guests.
Landlord reserves the right to restrict guests who create disturbances, safety concerns, excessive occupancy, property damage, or disruption to the household.
Utilities
Rent includes:
Water
Sewer
Trash
Internet
Electricity
Gas
Tenant agrees to use utilities responsibly. Excessive utility usage may result in additional charges.
Common Areas
Tenant may use designated common areas, including the kitchen, living areas, laundry facilities, and other shared spaces.
Tenant agrees to:
Clean up after themselves.
Wash dishes promptly.
Store personal belongings in designated areas.
Respect shared storage limitations.
Maintain common areas in a clean and orderly condition.
Personal belongings may not be stored in hallways, stairways, entryways, or other shared access areas.
Quiet Enjoyment
Quiet hours are from 10:00 PM to 7:00 AM.
Tenant agrees to conduct themselves in a manner that does not unreasonably disturb other occupants, neighbors, or the surrounding community.
Pets
Pets are permitted only with prior written approval.
Pet approval is a privilege and may be revoked if a pet:
Causes property damage.
Creates excessive noise.
Displays aggressive behavior.
Creates sanitation concerns.
Disturbs other occupants or neighbors.
Tenant is solely responsible for:
Cleaning up after pets.
Preventing pet damage.
Pet waste removal.
Odor prevention.
Any injury or damage caused by the pet.
Tenant shall be responsible for all pet-related damages, including but not limited to:
Flooring damage
Scratches
Carpet damage
Stains
Odors
Landscaping damage
Cleaning costs
Pest treatment
Repair or replacement costs
Landlord may require professional carpet cleaning, deodorization, flea treatment, or other remediation at Tenant's expense if necessary.
No additional pets may be brought onto the property without written approval.
Art, Painting & Creative Activities
No painting, staining, spray painting, airbrushing, woodworking, resin work, screen printing, pottery glazing, candle making, or other activities that may damage the property may be conducted without prior written approval.
Tenant shall be responsible for any:
Paint spills
Stains
Chemical damage
Odors
Ventilation contamination
Flooring damage
Wall damage
Countertop damage
Plumbing damage
resulting from artistic, creative, or business activities.
No hazardous materials, flammable substances, solvents, oils, chemicals, inks, glazes, or similar materials may be stored or used in a manner that creates risk to the property.
Smoking & Drugs
No smoking, vaping, marijuana use, illegal drug use, or use of controlled substances in violation of law is permitted inside the home, garage, patios, balconies, or on the property.
Alterations & Decorations
Tenant may not:
Paint walls
Install wall anchors
Use excessive nails or screws
Modify fixtures
Alter locks
Make permanent changes to the property without prior written approval.
All approved alterations become property of the Landlord unless otherwise agreed.
Maintenance & Repairs
Tenant shall promptly report maintenance concerns.
Tenant shall be responsible for damage caused by:
Tenant
Tenant's guests
Tenant's pets
Tenant shall reimburse Landlord for damages exceeding the security deposit or pet deposit.
Parking
Tenant may park only in designated areas assigned by Landlord.
Vehicles may not:
Block driveways
Occupy unauthorized spaces
Be inoperable
Leak fluids onto the property
Safety
The following are prohibited:
Candles
Open flames
Fireworks
Hazardous materials
Unauthorized space heaters
Activities creating unreasonable fire risk
Tenant agrees to keep doors and windows secured when leaving the property.
Cleanliness
Tenant agrees to maintain their room, bathroom, and shared spaces in a clean and sanitary condition.
Repeated cleanliness issues, pest attraction, excessive odors, pet waste, food accumulation, or unsanitary conditions may constitute a lease violation.
Entry
Landlord may enter Tenant's room for inspections, maintenance, repairs, emergencies, or to show the property as permitted by Utah law. Landlord will provide reasonable notice when practical.
Move-Out
Tenant shall provide at least 30 days written notice prior to move-out.
Upon move-out:
Room must be cleaned.
All personal property removed.
Keys, remotes, and access devices returned.
Any damages beyond normal wear and tear may be deducted from deposits.
Tenant will be provided with the following access devices at move-in: 1 key,, 1 garage remote, and/or other access devices.
Tenant shall not duplicate keys or provide access devices to any unauthorized person.
Lost or unreturned keys will incur a replacement fee of $25 per key.
Lost or unreturned garage door openers/remotes will incur a replacement fee of $100 per remote.
If rekeying of locks is required due to lost, stolen, or unreturned keys, Tenant shall be responsible for the full cost of rekeying and replacement.
Replacement fees may be deducted from the security deposit if not paid prior to move-out.
Tenant shall return all keys, garage remotes, mailbox keys, gate access devices, and any other property belonging to Landlord upon move-out.
Default & Termination
Violation of any material term of this agreement, including but not limited to unauthorized occupants, pet violations, property damage, illegal activity, repeated house rule violations, or nonpayment of rent, may result in termination of tenancy in accordance with Utah law.
Applicant Approval
Any agreement to reserve the room, accept a holding deposit, or discuss tenancy is contingent upon satisfactory completion of:

Reference checks
Pet approval
Landlord reserves the right to deny any application that does not meet the requirements or is not a good fit for the shared living environment.
