This is a corner lot home by a dead end which makes this a quiet part of the neighborhood. The street has relatively low traffic also. Rent is due the 1st of each month, no later than the 5th (or $20 late fee is added). Electricity, water and Internet will be at cost to tenant or tenants. Home has all available amenities except for washer and dryer but has hookups. Enjoy a huge screened in back porch and a fenced in back yard. Pets are a case by case basis. Pet deposit is non refundable. Be respectful of neighbors. NO SMOKING INDOORS at all. No cigarettes, drugs of any kind or vapes indoors. Is cause for immediate eviction without prior warning. The front or back porch can be used for smoking whatever you choose to smoke. Lease will be for 1 year and then on a month to month basis, unless a severance of the property is requested, or you extend for another year etc. I am free to stop in at a scheduled time with same day notice to check on anything, or to fix or repair anything. Will contact me directly for any repairs or concerns. Any simple repairs completed BY tenants (with receipts) will subtract that from next months rent. Any breach of contract that causes the tenant named, to be evicted for any reason results in automatic forefeiture of safety deposit money. Items needing repaired at the end of the lease will be withdrawn from the security deposit money.
