    What's special

The only reason why I personally didn't move into this gem is: lack of furniture. Seriously though, I know it must be hard to believe, and it definitely is. You will probably not going to see an enormous 3br/2ba with 2 gigantic living rooms (one was not enough) for the price of a renovated 1br apartment again. Did I also mention the enormous private and unfinished roof area that you will be able to overlook from either your dining area or master bedroom while enjoying all the sun exposure it provides? And let's not forget that each bedroom has their own closet and could fit a king size bed easily, plus furniture. I hope you don't get lost while checking the pictures of this absolutely rare and tremendous apartment. Note: you might need a good amount of time to appreciate the entire space and record a walk through so you can prove to the posterity that you experienced this surreal moment when this apartment was up for grabs for a nearly symbolic amount. Keep that in mind when scheduling a viewing with me! Another important note, that may or may not be a deal-breaker to some of you: the lease will likely not be renewable in 2019. Which means that you can have it, but just enough to make it unforgettable. This is a floor-through apartment, and your lovely neighbor lives upstairs. There are only 2 units in this building -- have I mentioned already how rare this is? You will have both northeastern and southwestern exposures and except for an inner living area, all other rooms are very bright throughout the day. In terms of location, you couldn't ask for more in terms of shops and restaurants on both Court and Smith streets, while Trader Joe's is just 3 blocks away and both F and G trains are in the same block, at Bergen St station. Many laundromats/dry-cleaning spots pick up and drop off for free. Heat and hot water are included. Pets are welcome. Super and manager are both very responsive and amazing to deal with, from the point of view of being a tenant myself. Move-in costs include: 1st month's rent, 1 month as security deposit and 15% broker's fee due at lease signing. No other fees and charges. Standard rental requirements apply and guarantors are accepted. Don't miss out on this one and call me to schedule a private viewing! **New York City is the most thrilling place on earth, and that is also true for its real estate market.
