    One room available in a shared house available on May 1st, includes a private off-street parking spot! Newly updated house with neutral color scheme (think HGTV), subway tiles, white quartz, backyard with combo brick/concrete patio, south-facing - the works! Live in a quality home without the luxury prices! We've put a lot of work into this place and are happy to share it. A bit about the roommates: There are currently 2 males and 1 female on the first and second floors of the house, all young professionals. They are all extremely clean and very friendly. There is also another male in the basement in-law apartment; he has his own bathroom and has the option to venture to the first floor for the common spaces (except the 1st floor bathroom). You would essentially be sharing the house with the three other roommates on the 1st and 2nd floor, each with ample private space. The common kitchen and living room on the first floor are generally furnished and available, so you would not need to contribute in terms of furniture unless you want to, but you can confirm this with the roommates. There is free washer and dryer for laundry in the shared, unfurnished basement area and plenty of storage. A good fit in this household would be college students or young working professionals - we have no preference with the gender as we are easy going and get along with just about anyone. Tenants must be non-smokers and drug-free. The room for rent is on the first floor and is painted white, with good amount of space. There is also a closet with ample space to hang clothes, and two windows with good natural lighting. Tenants should expect a lease contract until summer of 2027 (flexible end date, option to renew for a year at that time as well). Standard rent of $1,000 will be due at the beginning of each month, with the option to rent an off-street parking space for another $100 a month. Signors will need to pay 1st month rent, last month rent and a refundable security deposit of $600 upon signing. Utilities costs will be shared and paid (not included in standard rent) among all tenants equally (4-6 people depending on occupancy). Utilities are internet, heat (oil), water/sewage, and electricity. Location is great - just minutes walk away from a busy plaza and grocery stores, very close to a bus stop that will bring you into Boston, and a short drive away from Route 95 and Mass Pike. Location is also very close to Main Street and Moody Street, and would be a perfect area for any incoming Bentley / Brandeis students! Note, parking is on-street (no permit required) with ample space. One item to mention since I know this is a deal-breaker for many - there is only one bathroom on the first and second floor. You'd be sharing this bathroom with three other roommates, all who are very neat and generally have differing schedules. Therefore the bathroom is kept clean and very clutter free. There also hasn't been many problems having four people share one bathroom because of this, but we wanted to be frank and not waste time with people searching for a different situation. Pets will be allowed subject to agreement with the landlord, but we unfortunately will only admit cats. We've had bad experience with prior dog owners, so we unfortunately can no longer take them. To have a pet, there will pet rent of $100 per month to account for the additional wear and tear on the house. Also, due to COVID, we'd be happy to do an initial virtual tour. Thank you! Tenant pays for all utilities. One year (or more) lease term - option to end in summer 2027 or fall 2027.
