There is a swamp cooler but only vents into master bedroom and upper hallway but helps drop temp by 5 degrees or so Suggest for internet best option per most recent tenant is Starlink $120 a month and unlimited data and comparable to Comcast-its super fast low latency -only downside is you need to buy the equipment from Starlink or Bestbuy which run's around $400. Cell phone signal at property but may vary based on carrier (T-mobile-no signal), possibly resolved with internet connection to home. Personally have Verizon and cell phone works fine. Water is free (private well) and suitable for washing/bathing, however, suggest use own drinking water, water fountain refills at Safeway-3 miles away. Home on natural gas grid so heating very affordable and wood burning stove with some firewood on site. Owner will pay or do annual chimney cleaning. Utilities (Gas/electric) and public sewer must be transferred to tenant prior to move-in. Also funds for first and last months rent and security deposit prior to handing over keys. Tenant to pay all utilities (gas/electric), public sewer and trash collection. Home on Xcel Energy natural gas grid so heating very affordable with wood burning stove with some firewood on site. Owner will pay or do annual chimney cleaning. Max 2 pets if dogs-3 okay if cats, $25 pet rent per pet monthly. Will consider dog breeds approved by homeowners insurance. Tenant must carry renters insurance with pet liability rider with landlord as "additional insured" (both dogs & cats). Landscaping/grass trimming fire mitigation done by owner 6 to 7 times per year-no charge. Tenant responsible for snow removal (older snow blower on site welcome to use-not owners responsibility-left by tenant 7 years ago). Strictly no smoking in home-also wildfire zone-another good reason for renters insurance.
