Security Deposit -A $2,500 security deposit is required prior to move-in. -The security deposit is refundable, less any deductions for damages, unpaid rent, cleaning costs beyond normal wear and tear, or other lease violations. Income Requirements -Applicants must demonstrate a minimum gross household income of three (3) times the monthly rent. -Minimum required gross household income: $7,500 per month. -Proof of income may be required, including recent pay stubs, tax returns, bank statements, or employer verification. Credit Requirements -Applicants must have a minimum credit score of 650. -Credit history will be reviewed as part of the application process. Pet Policy -Pets are welcome! -A maximum of three (3) pets allowed per household. -A non-refundable pet fee of $500 per pet is required prior to move-in. -Monthly pet rent is $20 per pet. -Additional information and documentation may be requested for all pets, including but not limited to vaccination records, photographs, veterinary records, breed information, and licensing documentation. -Pets must be properly supervised and comply with all lease requirements. Smoking Policy -This is a non-smoking property. -Smoking, vaping, and the use of any tobacco or nicotine products are prohibited inside the home and any enclosed structures on the property. Renters Insurance -Renters insurance is required for the duration of the lease. -Proof of an active renters insurance policy must be provided prior to move-in and maintained throughout the tenancy. Included Services The following services are included in the monthly rent: -Professional lawn care -Professional pool maintenance Occupancy & Approval -All occupants age 19 and older must complete an application and meet screening requirements. Rental approval is based on income verification, credit history, rental history, background screening, and overall application qualifications.
