Income Requirement: Gross monthly household income (all adults combined) must be at least 2.5 x Rent. This is relatively easy to attain since it's a combined requirement, not an individual one. Credit Score Requirement: Each adult applicant (18+) must have a minimum VantageScore of 640. Exceptions may be considered for young adult children (ages 1821), stay-at-home parents, retirees, or individuals who experienced a documented life event that impacted their credit but does not accurately reflect their overall payment history. Application Fee: Only $22 per adult (18+). Each adult must submit a separate application. This fee is significantly lower than many rental application fees, and no portion of it goes to the landlord. The full amount is paid directly toward the credit (VantageScore), criminal, and eviction screening reports. The application fee is only due if you decide to apply. It is not required for you to take a tour of the rental. Miscellaneous: 1. If you're close to the credit and income requirements, but don't quite meet them, the landlord is willing to work with you. 2.
