(1)criminal history - no felony convictions such as violent or sexual oriented crimes or drug manufacturing or sales; (2)previous rental history - No evictions within past 10 years, no more than two late rent payments per year in most recent rental unit, must have left in good standing with no property damage; (3)current income - monthly income shall be 3 times the monthly rent; (4)credit history - credit score of 600 or higher; A one-year lease is required. Tenant is responsible for all utilities and yard maintenance. This is a no-smoking and no-pets property. Tenant pays all utilities. Tenant maintains the yard. Tenant changes AC filter every 3 months. Tenants are required to obtain and maintain renters' insurance with the owners listed as also or additional insured. Failure to provide accurate or complete information on the application form may result in loss of application fee or cancellation of lease based on false information.
