Entry complies with California Civil Code 1954. 6. Pets Pets are not allowed. 7. Smoking Smoking of cigarettes, e-cigarettes, or marijuana is strictly prohibited inside the house, garage, or within 20 feet of windows/doors. 8. Quiet Enjoyment & Nuisance Tenant agrees to conduct themselves in a manner that does not disturb neighbors. Quiet hours are from 10:00 PM to 7:00 AM daily. No loud music, excessive noise, or illegal activity is allowed. 9. Insurance Tenant is required to carry renters insurance with a minimum of $100,000 in liability coverage. Proof of insurance must be provided prior to move-in. 10. Alterations Tenant shall not paint, drill, install fixtures, or make alterations to the property without prior written consent from landlord. 11. Garage Use The garage may be used only for parking, storage, or laundry access. No conversions or living in garage space is permitted. 12. Move-Out Requirements Tenant shall return the property in clean and undamaged condition, subject to wear and tear. A final walkthrough inspection with landlord is required. Tenant is responsible for removal of all trash, furniture, and personal items. 13. Legal & HOA Compliance Tenant agrees to comply with all city, state, and HOA regulations. Any fines or penalties resulting from violations are tenant's responsibility.
