The landlord will also verify the applicants' renting history by contacting previous landlords. Applicants are required to provide the name, address, and contact information of their two most recent employers and landlords. For final screening purposes the landlord will use a comprehensive screening report from a major credit bureau. For initial screening purposes the landlord will accept a comprehensive reusable tenant screening report made available to the landlord by a consumer reporting agency. However, before a lease is signed the landlord will require a more comprehensive screening report regarding the prospective tenant from a major credit bureau. Prospective tenants are required to provide all the necessary information to generate the landlord's own tenant screening report and pay the fee of the report. All landscaping is the landlord's responsibility. There are four parking spaces for tenants. Two in the garage and two in front of the garage. Vehicle parking must conform to the Home Owner Association's (HOA) policies. Level-2 EV charger installed in the garage. Tenants are not allowed to run any business from the home. Remote online work from home is allowed. Tenants pay all cable, internet and phone fees and all utility and service fees. Tenants are required to follow all Steamboat Landing HOA rules, same as other residents of the Steamboat community. Tenants will maintain a full renter's insurance and provide proof of insurance for landlord.
