HOUSE RULES ROOM RENTAL AGREEMENT Hi, thank you for renting the downstairs room. To keep the house peaceful, clean, and comfortable for everyone, please follow these house rules: 1. Rent & Deposit * Monthly rent: $750/month * Deposit received: $750 * Rent is due on the 1st of every month. * Late fee may apply after the due date if rent is not paid on time. * Deposit is refundable only after move-out inspection, if there is no damage, unpaid rent, missing items, or extra cleaning needed. 2. Cleanliness * Please keep your room, bathroom, and shared areas clean. * Clean up after yourself right away in the kitchen, bathroom, and laundry area. * Do not leave dirty dishes, food, trash, or personal items in shared spaces. * Take trash out when full. 3. Bathroom Use * Since the bathroom is shared/near shared area, please keep it clean after each use. * No hair, makeup, or personal products left all over the sink or shower. * Please respect others' time and do not occupy the bathroom too long. 4. Kitchen Use * You may use the kitchen respectfully. * Clean stove, counter, sink, microwave, and dishes after cooking. * Do not leave strong-smelling food uncovered. * Store your food in your assigned space. * Do not use other people's food, drinks, or supplies without permission. 5. Laundry * Please use washer/dryer at reasonable hours. * Remove clothes when finished. * Do not leave clothes sitting in washer/dryer overnight. * Clean lint trap after using dryer. 6. Quiet Hours * Quiet hours: 10:00 PM 8:00 AM * No loud music, loud phone calls, TV, visitors, or noise during quiet hours. * Please be respectful because this is a home, not a nightclub trying to win bad decisions award. 7. Guests * No overnight guests without permission. * Visitors must be approved ahead of time. * No frequent guests staying over like they secretly moved in. * Tenant is responsible for any guest's behavior or damage. 8. No Smoking / Drugs / Weed * No smoking inside the house. * No weed, drugs, or illegal activity anywhere on the property. * No strong smoke smell brought inside the house. 9. Pets * No pets 10. Parking * Park only in the assigned area. * Do not block driveway, mailbox, garage, or other cars. 11. Utilities & WiFi * Utilities and WiFi are included with normal use. * Please turn off lights, water, fan, and appliances when not using them. * Do not overuse electricity, water, or internet in an unreasonable way. 12. Safety & Security * Lock doors when entering or leaving. * Do not give house keys, door code, or WiFi password to anyone else. * No candles, incense, or anything that can cause fire without permission. * Report any damage, leak, or safety issue immediately. 13. Respect & Privacy * Respect everyone's privacy and personal space. * Do not enter other people's rooms or private areas. * No drama, fighting, yelling, harassment, or disrespectful behavior. 14. Damage * Tenant is responsible for damage caused by tenant or tenant's guest. * Any repair or replacement cost may be deducted from the deposit. 15. Moving Out * Please give at least 30 days' written notice before moving out. * Room must be returned clean and in the same condition as move-in. * Keys must be returned on move-out day. 16. House Rule Violation If house rules are repeatedly violated, the rental agreement may be ended with proper notice according to local law.
