I just raised their rent so the net is around 13k a year. This is not a get rich property, but it is a way to defer capital gains. These renters have never been late with rent in 4.5 years. If you are an investor all your questions are answered in this description. I am not answering questions for hours just to hear your lowball offer. I am not going to take 165k. I am not going to participate in Contract Reassignment. I am not interested in any form owner financing. I am not interested in hiring a realtor. If you bring someone who buys the home, I will compensate you. This home is not under contract. I have had Realtors tell their clients that my home is under contract. Message me directly for more information. We have owned it since 2008 and believe it is a very good home. The pictures were taken 4 years ago before the current tenants moved in. It needs paint, carpet, and a thorough cleaning. The kitchen is dated and one of the bathrooms is original. The A/C is from 2007. I would say it needs replacing but works as is with a fresh recharge. It is R22 which is outrageously expensive. I do plan on installing new A/C in May 2025. Roof was done in 2012. We had a new well installed in 2009. Septic is original and in good condition. We pump it around every 5 years. It is currently rented to an older couple. They are month to month. In the 4.5 years they have been there, they have never been 1-minute late with payment. They are elderly and do not get around very well anymore. This is the reason I would prefer to keep them in place. I don't have the heart to kick them out just to make more profit. The only other reason we wish to sell is my wife and I are wanting to move back to TN after 25 years in Jacksonville. If we were staying in Jax, we would have no other reason to sell.
