Screening Criteria Applicants will be evaluated based on the following: Credit history: Minimum score of 715 or demonstrated history of on-time payments. Rental history: No evictions within the last 10 years. Favorable references from prior landlords required. Income: Combined household gross income must equal at least 2.5x the monthly rent. Employment/Income verification: Required. We may also consider: anticipated tenancy length, move-in date, offers such as additional deposit, longer lease term, co-signers, or other relevant factors. 5. Application Processing Applications are reviewed in the order received and completed, as required by Seattle's First-in-Time Ordinance. If your application is approved, we will send an Intent to Rent form and a sample lease. You will have 48 hours to sign the Intent to Rent and pay a holding fee equal to one month's rent. If not received, we will proceed to the next qualified applicant. 8. Denial Policy Applications may be denied for any of the following reasons: Unverifiable, incomplete, or inaccurate application information Failure to meet screening standards, including: Credit score below the minimum requirement Insufficient or unverifiable income Failure to provide proof of current employment and/or reliable income source Inadequate or unfavorable landlord reference(s), such as: History of late payments, lease violations, property damage, or eviction Unfavorable or inconsistent professional references, such as: Concerns about reliability, job stability, or ability to meet lease obligations Failure to provide requested documentation within the required timeframe (including the 72-hour supplementation period per Seattle First-in-Time rules) Material misstatements or omissions in the application Failure to timely execute the Intent to Rent agreement or submit the holding fee Tenant pays electricity.
