Our property for sale is an excellent opportunity for even a conservative developer. It's 15 acres in the ETJ on the west side of Fredericksburg, Texas -- the place where everybody seems to want to live, in the direction the city is growing. City utilities and three city streets have been stubbed to the property's fence line: Lipan St, Madrona Ln, and Parlin Ln -- all recently constructed and houses are going up continuously in these subdivisions. Our property is for sale for $800,000 or $53,333 per acre. For comparison, the Oaks of Windcrest Phase V, about 350 yards away, sold for $782,000 with 15.44 acres 10/01/2018. Today, remaining lots within the Oaks of Windcrest Phase V are selling predominantly for $64,000 per lot and there is constant construction of houses. The market is still hopping! Our property has a conceptual 57 lots possible. Therefore, by investing $800,000, subdividing and selling the lots to consumers or builders at a current estimate of $64,000 each, an investor would invest $14,035 for each lot and clear ($64,000 - $14,035=) $49,965 per lot x 57 estimated lots = $2,848,005.
