Peaceful Environment Tenant agrees to maintain a calm, peaceful, and respectful household. Excessive noise, disturbances, or disruptive behavior is not permitted. Tenant must respect neighbors' right to quiet enjoyment. 3. No Smoking Smoking of any kind, including cigarettes, cigars, marijuana, vaping, or any burning substance, is prohibited inside the property and anywhere on the premises. 4. No Pets Pets of any kind are not allowed unless otherwise approved in writing by the landlord. 5. Utilities Tenant is responsible for gas and electric bills for the duration of the lease. Tenant agrees to use utilities reasonably and not intentionally waste heat, electricity, gas, or water. 6. Trash & Recycling (City of Malden Requirements) Tenant must comply with City of Malden regulations, including: Purchasing official Malden trash bags and required stickers Proper trash disposal Regular removal of garbage and recycling Failure to dispose of trash properly is a lease violation. 7. Parking Parking is not included with this rental. Tenant is responsible for arranging on-street parking and complying with Malden parking regulations. 8. Snow Removal Landlord will primarily handle snow removal for the property; however, tenant agrees to reasonably assist with keeping entrances and walkways safe when needed. 9. Rent Payments Rent must be paid on time each month. Late rent is not permitted and may be considered a lease violation. No late fees are included in this lease. 10. Guests Guests are allowed for normal visiting purposes. Long-term, repeated, or overnight guests require landlord approval. Parties, large gatherings, or nuisance activity are not permitted. 11. Property Care Tenant must keep the property clean, sanitary, and in good condition. Tenant must promptly report damages or needed repairs. No alterations, painting, installations, or changes are allowed without landlord approval. 12. Sanitation & Cleanliness Tenant agrees to: Keep the unit clean and sanitary Prevent buildup of garbage or unsanitary conditions Store food properly 13. Mold, Moisture & Ventilation Tenant agrees to ventilate bathrooms and kitchens, clean minor moisture, and immediately report leaks or mold concerns. Failure to report resulting in damage may make tenant responsible for costs. 14. Pest Control Tenant must keep the home clean and notify landlord promptly of pests. If infestation is caused by tenant negligence or poor housekeeping, tenant may be responsible for treatment costs. 15. Appliances & Fixtures Tenant must use appliances, plumbing, and electrical systems properly. Damage caused by misuse or neglect may be charged to tenant. 16. No Subletting / No Airbnb / No Business Use Tenant may not: Sublease Rent rooms List property on Airbnb or similar Operate a commercial business from the home without written landlord approval. 17. Locks / Keys / Changes Tenant may not change locks, install devices, cameras, satellite dishes, or make structural alterations without written approval. All keys must be returned at move-out. Failure may result in lock replacement charges. 18. Move-In / Move-Out Condition Tenant agrees return unit in substantially same condition minus normal wear and tear. 19. Landlord Access Landlord will provide reasonable notice before entry except in emergencies, consistent with Massachusetts law. 20. Housing Code Compliance Landlord will comply with Massachusetts housing code requirements, including heat standards, structural safety, and working smoke/carbon monoxide detectors. 21. Violation of Terms Failure to follow these terms may be considered a lease violation and may result in lawful action. 22. A security deposit of $1,500 is required. This deposit may be used to cover any damages to the apartment, including damage to walls, floors, fixtures, or any other part of the property. If repairs are necessary, the cost of the repairs will be deducted from the security deposit, and any remaining balance will be returned to the tenant. If the apartment is returned in the same condition as it was provided, with no damages beyond normal wear and tear, the full security deposit will be returned to the tenant upon move-out.
