This listing has not yet been made active here on Zillow but I expect that I will soon be making this listing active here on Zillow. I intend to list the home as "For Sale By Owner" and I intend to sell it in a "For Sale By Owner" status. The photos reflect the new and updated condition that it was in when it was purchased by me in February 2021. The basement was waterproofed in March 2021. The waterproofer issued a warranty that transfers to the new owner. The "As-Is" selling status, the actual condition, and the basement waterproofing (the waterproofing cost me $6,250.00), will have all been factored into the asking price that I issue to each buyer. The asking price that I issue to each buyer will likely, at my discretion, vary with each buyer. There were 4 tenants whose periodic leases were formally non-renewed several months ago who, if any of them retained possession of the property, are in a periodic (month-to-month, bi-weekly, or weekly) holdover possession status. I did not receive any rent payments from them after their leases were formally non-renewed and it's my understanding that in that situation, the buyer has no obligations or responsibilities or actions to take regarding them. In other words, it's my understanding that once ownership of the property changes hands, any possession that they retained will be instantly terminated. I will, however, give the buyer their phone numbers in case the buyer wants to reach out to them about anything.
